In short

  • Pick by neighbourhood, not by “PJ”.
  • More space for your money than central KL.
  • LRT and MRT cover different parts.
  • Landed homes become affordable here.

The vibe

Petaling Jaya grew up as Kuala Lumpur's first satellite town and is now a city in its own right. It's mostly low-rise and residential, with older sections of terrace houses and newer condo clusters, and it's famous for its food.

A few neighbourhoods renters often ask about:

  • SS2 and Section 17: established, local, excellent hawker food.
  • Damansara Utama (Uptown), Damansara Jaya and Bandar Utama: busy commercial centres close to big malls.
  • Kota Damansara and Mutiara Damansara: newer, on the MRT line, with more condos.
  • Kelana Jaya and Taman Jaya: on the LRT line, with a lakeside park and good links to KL.

Who it suits

  • Families who want a terrace house or a bigger condo with a garden or more rooms.
  • Commuters working along the LRT or MRT lines, or in PJ itself.
  • First-time renters looking for a good home without a KL-centre price.

Getting around

Public transport

The LRT Kelana Jaya Line runs through the southern and eastern parts of PJ, with stations such as Taman Jaya, Asia Jaya, Taman Paramount, Taman Bahagia and Kelana Jaya, and continues into KL. The MRT Kajang Line serves the Damansara side, including Kota Damansara, Surian, Mutiara Damansara, Bandar Utama and Phileo Damansara. Check which line serves your office before you pick a neighbourhood.

Driving and traffic

PJ is criss-crossed by highways: the Federal Highway, LDP, NKVE, SPRINT and others. That's convenient, but the Federal Highway and LDP are notoriously congested at peak hours. Living on the right side of your main road can matter more than the distance.

Schools

PJ has a wide choice of national, national-type (Chinese and Tamil) and private schools, plus international and private schools in the Damansara and Kota Damansara areas. Tell me the schools you're considering and I'll focus on homes that make the school run easy.

Shopping, food and daily life

  • 1 Utama: one of Malaysia's largest malls, in Bandar Utama.
  • The Curve and IKEA Damansara: furniture shopping for your new place.
  • Paradigm Mall and Jaya One: everyday shopping and dining.
  • SS2, Section 17 and Damansara Uptown: food courts, hawker stalls and late-night eats.

Pros and cons

What's good

  • Strong value for money
  • Two rail lines
  • Affordable landed homes
  • Some of the best food in the Klang Valley

What to weigh up

  • Heavy peak traffic on the main highways
  • Very different feel between sections
  • Older walk-up flats have no lifts
  • Some areas aren't walkable

My tips for renting here

  • Choose by commute line. Map your office first, then find the PJ section on the right LRT or MRT line.
  • For terrace houses, check security. Is the street in a guarded scheme? Are there grilles and an auto-gate?
  • Ask about flooding history for low-lying streets, and check the drains outside.
  • Look inside the building, not just the unit. In older condos, lifts, water pressure and car park lighting tell you how well it's managed.
