Questions owners ask

What are your fees?

My fee follows the Board's (LPEPH) scale of fees for lettings, with a minimum of 1 month's rent:

  • Tenancy up to 3 years: up to 1.25 months' gross rent
  • Over 3 and up to 4 years: up to 1.5 months'
  • Over 4 years: up to 1.75 months', plus 0.25 month for each extra year if there's an option to renew

So for a typical 1- or 2-year tenancy, it's between 1 and 1.25 months' rent. Confirmed in writing before I start, and paid only when a tenancy is signed.

Who pays the stamp duty?

Usually the tenant, at the government rate. See the stamp duty guide.

How do you screen tenants?

ID, payslips or employment letter, and pass validity for expats. A credit check with consent where needed. You make the final call.

Do I have to appoint you exclusively?

We agree it upfront, in writing. Exclusive usually lets faster because I can market harder.

Can I rent to foreign tenants?

Yes. I check their pass covers the tenancy, and add a fair diplomatic clause in case they're transferred out.

What happens if a tenant stops paying?

Screening makes it rare, and the deposit protects you. If it happens, I help with a formal notice. If unresolved, speak to a lawyer.
