In short

  • SS12–SS19, USJ and Sunway.
  • LRT, KTM and BRT links.
  • Popular with families and students.
  • Big malls and hospitals.

The vibe

Subang Jaya is one of Selangor's most established suburbs, with tree-lined neighbourhoods of terrace houses and semi-Ds, newer condos, and busy commercial centres such as SS15 and the USJ Taipan area. The Sunway area adds a university, a big resort-style mall and a theme park.

Who it suits

  • Families who want a landed home or a family condo near schools.
  • Students and staff at Sunway University, Taylor's University and other colleges.
  • Professionals working in Subang, Shah Alam, PJ or near the airports.

Getting around

Public transport

The LRT Kelana Jaya Line runs through Subang Jaya, with stations including Subang Jaya, SS15, SS18, USJ 7, Taipan, Wawasan, USJ 21, Alam Megah and Subang Alam. Subang Jaya station connects to the KTM Komuter, and the BRT Sunway Line links the Sunway area to the LRT and KTM.

Driving and traffic

Subang Jaya is well connected by the Federal Highway, the LDP, KESAS and ELITE. The Federal Highway and LDP get heavily congested at peak hours, so check your commute at the time you'd travel.

Schools and universities

There's a wide choice of national, Chinese national-type, private and international schools. Universities include Sunway University and Taylor's University. Major hospitals such as Subang Jaya Medical Centre and Sunway Medical Centre are also here.

Shopping, food and daily life

  • Sunway Pyramid: one of Malaysia's best-known malls.
  • Subang Parade, Empire Subang and Summit USJ: everyday shopping.
  • SS15: student-friendly cafés and food.
  • USJ Taipan: restaurants, banks and services.

Pros and cons

What's good

  • Family-friendly and established
  • LRT, KTM and BRT links
  • Universities and hospitals nearby
  • Good landed options

What to weigh up

  • Peak-hour traffic on the highways
  • Student areas can be noisy
  • Popular family areas get snapped up quickly
  • Some older condos are dated

My tips for renting here

  • Match the station to your commute: the Kelana Jaya Line runs to KL, while the KTM and BRT serve other routes.
  • Near a university? Expect more demand and more noise around term time.
  • For landed homes, check guarded-community fees and who pays them.
  • Start early before the school year if you need to be near a particular school.
