In short

  • More space for your money.
  • LRT runs the length of Puchong.
  • Downside: LDP traffic at peak hours.
  • Popular: Bandar Puteri, Puchong Jaya, Kinrara.

The vibe

Puchong is a large, practical suburb south of PJ and Subang, with newer townships and condos and plenty of terrace houses. It's especially popular with families who want more space for their budget, with big malls and busy commercial areas close by.

Who it suits

  • Families who want a bigger condo or a landed home on a moderate budget.
  • Commuters on the LRT or to Subang, PJ, Putrajaya and Cyberjaya.
  • First-time renters looking for value.

Getting around

Public transport

The LRT Sri Petaling Line serves Puchong, with stations including Kinrara BK5, IOI Puchong Jaya, Pusat Bandar Puchong, Taman Perindustrian Puchong, Bandar Puteri, Puchong Perdana and Puchong Prima, ending at Putra Heights, where it meets the Kelana Jaya Line.

Driving and traffic

Puchong is linked by the LDP, KESAS, SKVE and other highways. The LDP through Puchong is well known for peak-hour congestion, so living near the LRT, or near your workplace, pays off.

Schools and universities

Puchong has many national and Chinese national-type schools, private schools and tuition centres. Tell me which schools matter to you and I'll search around them.

Shopping, food and daily life

  • IOI Mall Puchong and IOI Boulevard: shopping, dining and entertainment.
  • SetiaWalk: restaurants and cafés.
  • Bandar Puteri: a busy commercial hub for food and services.

Pros and cons

What's good

  • Good value for space
  • LRT along the corridor
  • Big malls
  • Many family-sized homes

What to weigh up

  • LDP congestion
  • A long ride into central KL
  • Some areas are car-dependent
  • Varying building quality

My tips for renting here

  • Test the LDP at rush hour before committing, if you'll drive.
  • Stay walkable to an LRT station if you commute to KL.
  • Check flooding history and drains for low-lying streets.
  • Compare townships: Bandar Puteri, Puchong Jaya and Kinrara feel quite different.
