In short

  • Numbered sections plus Setia Alam and Kota Kemuning.
  • Top value for landed homes.
  • LRT3 opened June 2026.
  • Home to UiTM and big business parks.

The vibe

Shah Alam is the state capital of Selangor, a planned city with wide roads, lakes and parks, including the Shah Alam Lake Gardens and the landmark Sultan Salahuddin Abdul Aziz Shah Mosque. It's calmer and more spread out than KL, with many landed neighbourhoods and newer townships.

Who it suits

  • Families who want a landed home and space for the money.
  • People working in Shah Alam, Klang or the industrial areas nearby.
  • Students and staff at UiTM.

Getting around

Public transport

The LRT3 Shah Alam Line opened in June 2026, with stations in the city including Stadium Shah Alam, Dato' Menteri, UiTM Shah Alam and Seksyen 7 Shah Alam. It connects to the LRT Kelana Jaya Line at Glenmarie 2 and the MRT Kajang Line at Bandar Utama. The KTM Komuter Tanjung Malim–Port Klang Line also serves Shah Alam, towards KL Sentral.

Driving and traffic

Shah Alam is linked by the Federal Highway, NKVE, KESAS, ELITE and the Guthrie Corridor. Many residents drive, and the Federal Highway towards PJ and KL is busy at peak hours.

Schools and universities

Shah Alam has a wide choice of national schools, plus private and international options in areas such as Setia Alam. UiTM's main campus is here.

Shopping, food and daily life

  • AEON Mall Shah Alam, Central i-City and Setia City Mall: big malls.
  • Plaza Alam Sentral: city-centre shopping.
  • Shah Alam Lake Gardens: walking, jogging and weekend outings.

Pros and cons

What's good

  • Great value landed homes
  • Lakes, parks and space
  • New LRT3 line
  • Calmer pace

What to weigh up

  • Spread out, so a car helps
  • Longer trips into central KL
  • Fewer late-night options
  • Quieter nightlife

My tips for renting here

  • Check the nearest LRT3 or KTM station if you commute by train.
  • Compare sections: the city sections, Setia Alam and Kota Kemuning feel very different.
  • For landed homes, check security, auto-gates and guarded-community fees.
  • Ask about flooding history for low-lying streets.
