Heads up: your commitments are over 30% of your income, which pulls your rent range down. Consider sharing, or an area with lower rents.

Spending about 30% of gross income on rent is a common rule of thumb, and it's roughly where Malaysian landlords and agents start to feel comfortable too. Some landlords ask for a payslip and like to see rent at no more than a third of income.
But the rule is a starting point, not a law. If you have a car loan, PTPTN repayments or support family, your real comfortable number is lower. That's why this calculator also looks at your total commitments.
Ways to get more home for your budget
- Look one area over. Similar condos just outside the most popular postcodes can cost 20–30% less.
- Trade furniture for rent. Partly furnished units are often cheaper, and landlords may add a few items if asked.
- Offer a longer tenancy. A 2-year agreement is worth something to a landlord, so it's a fair basis to negotiate on.
- Be near the MRT, not in the centre. A short train ride can save both rent and parking.
