FAQ
Questions tenants ask me most
Short, straight answers. For more detail, each section links to a full guide.
Working with me
Do I have to pay you to find me a rental?
No commission. The landlord pays my fee. When you sign, you pay the government stamp duty and a fixed agreement & stamping fee through IQI Realty Sdn Bhd (RM300 + SST for rent up to RM2000, RM500 + SST above). You see both before you commit.
Is this a property listing site?
No. You tell me what you need and I shortlist homes that fit, including some that aren't advertised.
Which areas do you cover?
Kuala Lumpur and Selangor, including Mont Kiara, Desa ParkCity, Bangsar, KLCC, Cheras, Petaling Jaya, Subang Jaya, Puchong, Shah Alam, Cyberjaya and Setapak. Not listed? Ask me. See the area guides.
How do I know you're a genuine agent?
Search my registered name (Leong Ching Mun) or REN number (REN 75496) on the LPEPH public register. Every genuine negotiator is listed there with their agency. Do the same with anyone who shows you a property.
How quickly will you reply?
I reply within 1 working day, and usually much faster on WhatsApp during working hours (Mon–Sat, 9am–7pm MYT).
Deposits & costs
What does “2+1” or “2+1+0.5” mean?
Months of rent paid upfront: 2 months' security deposit, 1 month advance rent, half a month utility deposit. On RM2,000 rent that's RM7,000. Negotiable. Deposits explained.
Who pays the stamp duty on a tenancy agreement?
By custom the tenant usually pays, but it's negotiable, so check what your agreement says. For agreements signed from 1 January 2025 it's charged on the full annual rent: RM1 per RM250 for tenancies of up to one year, and RM3 per RM250 for over one and up to three years. See the stamp duty guide or use the move-in cost calculator. Through me, stamp duty is charged at exactly that government rate. The agreement and stamping service is a separate fixed fee (RM300 or RM500 depending on rent, plus SST), and you see both before you sign.
Why pay a service fee when I could stamp the agreement myself?
You can. Signing through IQI Realty Sdn Bhd gets you the agreement and on-time stamping, an ownership check, negotiated terms and an accountable negotiator. Compare side by side.
How much cash do I need to move in?
Plan for roughly 3.5 months' rent upfront, plus stamp duty and the agreement & stamping fee. See the budget guide. The move-in cost calculator adds it all up for you.
When do I get my deposit back?
When your agreement says, so make sure it says something like “within 14 days of handover”. Deductions should be itemised. Protect your deposit and know your rights.
The renting process
How long does it take to find a rental?
Usually three to four weeks. Start a month before you need to move.
What's an earnest deposit or booking fee?
Usually one month's rent to hold the unit, later used towards your deposit. Get the refund conditions in writing (a Letter of Offer).
Can I view a property by video call?
Yes. I walk through live and show what listings hide: water pressure, the view, the corridor.
Can I negotiate the rent?
Often, especially for longer stays or units empty a while. Deposits, furniture and repairs are negotiable too.
Expats
Can foreigners rent property in Malaysia?
Yes. Bring your passport, a valid pass and proof of income. Expat guide.
What's a diplomatic clause?
Lets you leave early if you're transferred out of Malaysia. Usually after 12 months, with two months' notice.
Can I start my search before I arrive?
Yes. Shortlist and view by video from abroad, then confirm in person when you land.
