1. Siapa kami. Fair Stay Rentals ialah nama perkhidmatan yang digunakan oleh Raymond Leong (Leong Ching Mun, REN 75496), Perunding Harta Tanah Berdaftar dengan IQI Realty Sdn Bhd (E (1) 1584/28), 26th–28th Floor, Tower D, Millerz Square, No. 357, Old Klang Road, 58000 Kuala Lumpur (“kami”), pengawal data bagi laman web ini. Notis ini menerangkan cara kami mengendalikan data peribadi yang dikumpul melalui laman web ini, WhatsApp, e-mel dan telefon.
2. Data yang kami kumpul. Butiran hubungan (nama, nombor telefon atau WhatsApp, e-mel); keperluan sewaan (kawasan, bajet, jenis hartanah, tarikh masuk, bilangan penghuni dan nota anda); maklumat pemastautin (warganegara atau ekspatriat, dan dokumen pengenalan atau pas jika anda memilih untuk berkongsi kemudian); dan, jika analitik diaktifkan, data penggunaan laman web secara nama samaran.
3. Tujuan. Untuk membalas pertanyaan anda dan membantu anda mencari hartanah sewa; mengatur tontonan dan berkongsi butiran berkaitan dengan tuan rumah atau wakil mereka, hanya dengan persetujuan anda; dan menyimpan rekod yang dikehendaki oleh undang-undang dan agensi kami.
4. Pendedahan. Kami tidak menjual data peribadi anda. Kami mungkin berkongsinya dengan tuan rumah, pemilik hartanah dan ejen mereka apabila anda meminta kami meneruskan; dengan IQI Realty Sdn Bhd; dengan penyedia perkhidmatan seperti Formspree (penghantaran borang), Netlify (pengehosan) dan penyedia e-mel kami, yang mungkin menyimpan data di luar Malaysia dengan perlindungan yang sewajarnya; dan dengan pihak berkuasa jika dikehendaki oleh undang-undang.
5. Wajib atau tidak. Ruangan bertanda asterisk (*) diperlukan untuk kami membalas anda. Jika tidak diberikan, kami mungkin tidak dapat membantu. Ruangan lain adalah pilihan.
6. Tempoh simpanan. Kami menyimpan butiran pertanyaan selama diperlukan untuk membantu anda, dan sehingga 2 tahun selepas itu sekiranya anda menyewa semula, melainkan anda meminta kami memadamkannya lebih awal.
7. Hak anda. Di bawah PDPA, anda boleh meminta akses kepada data peribadi anda, membetulkannya, mengehadkan pemprosesannya, menarik balik persetujuan, atau meminta data dipindahkan kepada pengawal data lain jika boleh dilaksanakan secara teknikal. 8. Kuki dan analitik. Laman web ini tidak menggunakan kuki pengiklanan. Fon dimuatkan daripada Google Fonts dan sesetengah foto kawasan daripada Unsplash dan Pexels, jadi perkhidmatan tersebut dapat melihat alamat IP anda apabila halaman dimuatkan.
9. Keselamatan. Kami mengambil langkah praktikal yang munasabah untuk melindungi data peribadi anda. Jika berlaku pelanggaran data yang mungkin menyebabkan kemudaratan ketara, kami akan memaklumkan Pesuruhjaya Perlindungan Data Peribadi dalam tempoh 72 jam dan memaklumkan individu yang terjejas tanpa kelewatan yang tidak wajar.

Fair Stay Rentals is the service name used by Raymond Leong (Leong Ching Mun, REN 75496), a Registered Estate Negotiator with IQI Realty Sdn Bhd (E (1) 1584/28), 26th–28th Floor, Tower D, Millerz Square, No. 357, Old Klang Road, 58000 Kuala Lumpur (“we”, “us”), the data controller for this website. This notice explains how we handle personal data collected through this website, WhatsApp, email and phone.
2. What we collect
- Contact details: your name, phone or WhatsApp number and email address.
- Rental requirements: preferred areas, budget, property type, move-in date, household size, and any notes you share.
- Residency information: whether you are a local or expat, and, if you choose to share it later in the rental process, identity and pass documents that landlords require.
- Website usage data: if analytics is enabled, pseudonymous data on how pages are used (see section 8).
3. Why we use it
- To reply to your enquiry and help you find a rental property.
- To arrange viewings and share relevant details with landlords or their representatives, only with your agreement.
- To keep records required by law and by our agency.
4. Where your data goes
We do not sell your personal data. We may share it with:
- landlords, property owners and their agents, when you ask us to proceed with a property;
- IQI Realty Sdn Bhd, the registered estate agency we work under;
- service providers that help run this website: Formspree (form delivery), Netlify (hosting) and our email provider, which may store data outside Malaysia with appropriate safeguards;
- authorities, where required by law.
5. Is providing your data compulsory?
Fields marked with an asterisk (*) on our forms are needed to respond to you. If you don't provide them, we may not be able to help with your enquiry or service. Everything else is optional.
6. How long we keep it
We keep enquiry details for as long as needed to help you, and for up to 2 years afterwards in case you rent again, unless you ask us to delete them sooner. Records required by law or our agency may be kept longer.
7. Your rights
Under the PDPA you may ask to access your personal data, correct it, limit how it is processed, withdraw your consent, or ask us to transmit it to another data controller where technically feasible (data portability). To do so, contact us at fairstayrentals@gmail.com or on WhatsApp (+60 12-433 5471). We may charge a fee permitted by law for access requests and will respond within the time the PDPA requires.
8. Cookies and analytics
This website does not use advertising cookies. Fonts load from Google Fonts and some area photos from Unsplash and Pexels, so those services see your IP address when a page loads. If analytics is enabled, we use Google Analytics to understand which pages are useful. It collects information such as pages visited, device type and approximate location, not your name or contact details. You can block analytics cookies in your browser settings.
9. Security
We take reasonable practical steps to protect your personal data from loss, misuse and unauthorised access, including using reputable service providers and limiting access to people who need it. If a personal data breach is likely to cause significant harm, we will notify the Personal Data Protection Commissioner within 72 hours and tell affected individuals without unnecessary delay.
10. Language
This notice is available in English and Bahasa Malaysia. If there is any difference between the two, the English version applies.
